Concrete Contractor in Ingersoll, Ontario

Ingersoll asks two different things of a concrete contractor: heavy slabs and truck aprons for the plants along the 401, and careful replacement work on driveways and steps beside century-old houses. Concrete Surface Solutions does both, with crews that drive out from our London yard in about 25 minutes.

We have spent 20+ years and more than 950 jobs on residential and commercial concrete in London and the surrounding counties. We are licensed, insured and WSIB covered, and every commercial bid spells out thickness, mix and reinforcement in writing.

Overview

Concrete Services for Ingersoll Homes and Employers

We pour and repair concrete for two kinds of Ingersoll clients: employers with buildings in the industrial lands near Highway 401, and homeowners on the older streets around downtown. The work, the scheduling and the paperwork differ for each, so we treat them as two separate services.

For plants, warehouses and plazas

Our warehouse and industrial concrete floor work covers new slabs, slab replacement around equipment and joint repair. Outside, our commercial sidewalk, curb and parking area crew handles truck aprons, barrier curbs and accessible ramps.

New commercial concrete carries a 2-year written warranty.

For older homes and newer streets

Homeowners call us for concrete driveway replacement, poured concrete steps and front walkways, and concrete crack repair and resurfacing when an old slab is worth saving.

New residential work carries a 3-year written warranty, and repairs carry a 1-year warranty.

Our crews reach Ingersoll straight along the 401 from south London, so site visits and follow-up inspections are easy to fit into the week. From town we also cover Beachville, Thamesford, Salford and Mount Elgin, the rural roads toward the Beachville quarries, and the farms between Ingersoll and Woodstock.

401 corridor

Industrial and Commercial Concrete Near the 401

Most commercial concrete in Ingersoll goes into the industrial lands along Highway 401 on the town's south side, near the Highway 19 interchange and the CAMI Assembly plant. That includes the new West Oxford Industrial Park beside the 401 as well as the older industrial sites on Ingersoll Street South.

Buildings here see constant tractor-trailer traffic, so aprons and truck courts take more punishment than any floor inside. We size each one to the loads on the engineer's drawings and pour exterior concrete to CSA A23.1 Class C-2: 32 MPa, 5 to 8% air entrainment, maximum 0.45 water-to-cementing-materials ratio.

Commercial scopeWhat we typically buildTypical price
Industrial floor slabSlab-on-grade with saw-cut joints, hardened or sealed finish$11 to $18 per sq ft
Loading apron and truck courtThickened, reinforced exterior slab at the dock doorsQuoted from drawings
Commercial sidewalk and rampBroom finish, tactile plates at crossings$14 to $22 per sq ft
Barrier curbFormed or slip-formed curb for lots and islands$45 to $85 per linear ft

Typical 2026 ranges. Commercial prices depend on access, phasing and the engineer's specification.

Plants rarely shut down for concrete work, so we phase pours around shifts and dock schedules. Here is what a facility manager gets from us on a commercial job:

  • Written scope with slab thickness, mix class and reinforcement
  • Phased pour plan that keeps docks and drive lanes open
  • Batch tickets from the ready-mix supplier for every load
  • Certificate of insurance available on request
  • WSIB clearance you can verify online
  • Saw-cut joints and cure plan before traffic returns

Season matters less indoors. Interior slab replacement in a heated plant can go ahead through the winter, while exterior aprons either wait for spring or go in under the cold-weather protection CSA A23.1 calls for, with heated enclosures and insulated blankets until the concrete reaches strength.

Older neighbourhoods

Driveway and Step Replacement in Older Neighbourhoods

Ingersoll's older streets were mostly built before modern concrete specs, so a replacement driveway or set of steps there usually starts with fixing what is underneath. The town dates to 1793, and its Victorian and early 1900s homes line Oxford Street, Thames Street North, King Street and Charles Street.

On those lots we typically find single-lane driveways squeezed beside the house, front steps poured on little or no footing, and slabs placed with no air entrainment. Tear-out runs $2 to $4 per sq ft, and a new broom-finished driveway is typically $12 to $16 per sq ft.

Narrow lanes leave little room for a truck chute, so we often pump or wheel the concrete in. We rebuild the base with 150 to 200 mm (6 to 8 in.) of compacted Granular A and keep the new slab tight to the old town sidewalk without tying into it.

Replacement steps sit on footings taken to the 1.2 m (4 ft) frost depth so they stop heaving away from the house each winter. Poured steps typically run $650 to $1,000 per step, with railings set after the concrete cures.

Not every old slab needs to go. If the concrete is sound and only scaled or cracked, resurfacing at $6 to $10 per sq ft can buy years, and we will tell you honestly when that is the better call.

Permits

Permits in Ingersoll and Oxford County

The Town of Ingersoll runs its own Building Services department at Town Hall, 130 Oxford Street, and building permit applications go in through its Cloudpermit online portal. Its permit list covers building permits plus retaining wall permits, pool fence permits and septic system permits, so we check before quoting a wall or a pool deck.

Town permits. Garages, porches, larger decks and retaining walls are checked against the town's permit requirements before we set forms.

Thames floodplain. The Thames River runs through town, and lots near it can need a UTRCA Section 28 permit before grading.

Neighbouring townships. Rural addresses near Beachville, Salford, Mount Elgin and Thamesford fall under South-West Oxford or Zorra instead.

The river's history is why the floodplain rules matter here: the Thames flooded Ingersoll badly in 1937, and the Upper Thames River Conservation Authority still regulates development near it. Before any digging we book free Ontario One Call locates, which the law requires.

Typical scopes

Ingersoll Projects

The table below lists typical job scopes we price in and around Ingersoll, from the 401 corridor to the limestone quarries at Beachville just east of town. They are realistic ranges, not records of specific completed jobs; our project photo gallery shows finished work from across the region.

Two things move an Ingersoll price more than size. On older residential lots it is access: a narrow side driveway or a backyard with no gate often means a pump at $450 to $900 per pour when a pump is needed. On commercial sites it is phasing, since keeping half a truck court open means more mobilizations and more saw-cutting.

FAQ

Ingersoll Concrete FAQs

Facility managers and homeowners ask us different questions, so this list covers both. Call the office if you want an answer about your own site.

Do you bid commercial work in Ingersoll?

Yes. We price industrial floor slabs, loading aprons, barrier curbs, sidewalks and plaza repairs for owners, property managers and general contractors in Ingersoll, with written scopes that list thickness, mix class and reinforcement line by line.

Bid packages come with a certificate of insurance on request and our WSIB clearance certificate.

How far ahead should I book a spring pour?

Request your quote in February or March if you want a driveway or front steps done before June. Residential pouring usually starts once overnight lows stay above freezing, often by late April in Oxford County, and the first weeks of the season book up first.

Commercial work needing an engineer's review or a permit should be booked earlier still, since drawing review adds weeks before the first truck.

Can you match the old sidewalk in front of my house?

We can get close, not identical. Older Ingersoll sidewalks have weathered to a darker, rougher texture, so we choose a broom texture and joint spacing to match and let the new concrete age in over a season or two.

Any work on the town sidewalk itself needs the Town of Ingersoll's approval first.

My property has an Ingersoll address but sits outside town. Who issues the permit?

The township does. Beachville, Salford and Mount Elgin are in the Township of South-West Oxford, and Thamesford is in the Township of Zorra, so their building departments handle permits there rather than the Town of Ingersoll. We confirm the right office from the roll number before we quote.
