Our Concrete Workmanship Warranty in London, Ontario
A concrete warranty only helps you if it says what is covered, for how long, and what you need to do to keep it. Concrete Surface Solutions puts all three in writing for every driveway, patio, commercial slab and repair we complete in London and the surrounding counties.
We have placed and repaired concrete in this region for more than 20 years and 950+ jobs, so these terms reflect how slabs really behave through Ontario freeze-thaw winters. Homeowners, property managers and business owners all receive the same plain-language document.

Coverage
What the Written Warranty Covers
Our written warranty covers defects in workmanship and installation: concrete that scales, settles or cracks structurally because of how we built it. The term depends on the type of work, from a 1-year term on repairs to a 5-year term on floor coatings.
The table shows each term at a glance. The cards below explain what each one protects against, in the same words you will see on your warranty document.
| Type of work | Warranty term | Main protection |
|---|---|---|
| New driveways, patios, steps, walkways and garage floors | 3-year | Scaling, settlement and structural cracking |
| Commercial sidewalks, curbs, parking areas and slabs | 2-year | Workmanship to the project specification |
| Crack repair, resurfacing and parging | 1-year | Bond and durability of the repair material |
| Concrete levelling and slab lifting | 2-year | Lifted slabs staying at grade |
| Concrete sealing | 1-year | Sealer adhesion and coverage |
| Epoxy, polyaspartic and polished floors | 5-year | Peeling and delamination of the coating |
New Driveways, Patios, Steps and Walkways
New residential flatwork carries a 3-year warranty against surface scaling, settlement that creates a trip edge at a joint, and structural cracks that keep widening or show one side higher than the other.
It applies to our concrete driveway installation, patios and pool decks, and steps, walkways and porches.
Commercial Slabs and Flatwork
Commercial work carries a 2-year warranty measured against the project specification: the mix, thickness, joint layout and finish the owner approved.
Coverage assumes the owner maintains the site, including joint sealant and approved de-icers. It applies to our commercial sidewalks, curbs and parking areas and warehouse and industrial floors.
Repairs, Levelling and Sealing
Repairs carry a 1-year term, levelling a 2-year term and sealing a 1-year term. These shorter terms reflect that we are working with concrete someone else placed.
They cover our concrete repair and resurfacing, concrete leveling and slab lifting, and concrete sealing service. If a lifted slab drops again, we re-lift it.
Garage and shop floor systems from our polished concrete and epoxy floors service carry our longest coverage, a 5-year warranty, because the coating is applied to a slab we grind and prepare ourselves.
Exclusions
What Isn't Covered, and Why
The warranty does not cover hairline shrinkage cracks, de-icer damage in the first winter, settlement over soil we did not place, or problems caused by coatings and loads we did not approve. Listing these up front means there are no surprises if you ever call us about a crack.
All concrete shrinks as it cures, which is why we saw-cut control joints to one quarter of the slab depth. A thin crack near or between joints, with no height difference and no widening, is a normal shrinkage crack, not a defect.
Being clear about exclusions protects you too. You know exactly which care steps keep your coverage, and which issues are worth a call.

Hairline shrinkage cracks
Thin surface cracks with no displacement do not affect strength or drainage.
First-winter de-icer damage
Salt on concrete that is still gaining strength causes scaling, so it voids scaling coverage.
Utility-trench settlement
Soil dug out and backfilled by others, such as over gas or sewer lines, can sink under a slab we built correctly.
Unapproved coatings
Paints, film-forming sealers or coatings applied by others can trap moisture and peel.
Loads beyond the design
A 100 mm car driveway is not built for dump trucks, RVs or heavy equipment.
Outside forces
Tree roots, plow blade damage, redirected downspouts and natural colour variation.
Aftercare
Caring for New Concrete to Keep Your Coverage
Keep coverage by following four steps from the Concrete Ontario Residential Flatwork Guide: cure for at least 7 days, keep de-icers off during the first winter, reseal every 1 to 2 years, and manage water and loads. These steps are written into your care sheet at the final walkthrough.
- Let it cure
Keep foot traffic off for 24 to 48 hours and cars off for about 7 days while the slab cures.
- No de-icers the first winter
Use sand for traction instead. After that, avoid products containing ammonium nitrate or ammonium sulphate.
- Reseal every 1 to 2 years
A penetrating sealer keeps water and chlorides out. Our concrete sealing crew can handle it.
- Manage water and weight
Point downspouts away from the slab and keep loads within the thickness we built for.
